PROPERTY DESCRIPTION

240-FOOT LAKE SUPERIOR FRONTAGE - COPPER HARBOR RESORT MOTEL FOR SALE! This 3-Generation, Family Owned business is located adjacent to the Isle Royale Ferry Service dock in historic Copper Harbor. There are three buildings spread over two blocks of land along the Harbor. In addition to the 240 feet of beach where one 13 unit motel sits, another 240 feet of unobstructed view is featured for two more motel buildings providing 20 units. This entire block of land includes a large green space courtyard between the motel buildings and has access to a waterside boardwalk where visitors can sit and watch the boats, birds, and wild life. The history of the King Copper Resort begins in the early 1920's when the one of the founders, Charles Kauppi, partnered with another fisherman, and built a dock in Copper Harbor on a point of land they owned together, where the Isle Royale Queen office and dock sits today. Kauppi's fishing boat was chartered to carry people to Isle Royale, such as Michigan Tech Professors to do research, boy scouts to learn camping skills, and church groups for outings. In the 30's he built two boats, the Copper Queen and the Isle Royale Queen, designed just for passengers, which established the first ferry service to the island. Isle Royale became a National Park in 1940. In 1936 the Carl Gilbert "Gib" Christensen Family of musicians who played for silent films or at the Calumet Theater, taught music to students, and had a radio show, moved to Copper Harbor for their Summers. They rented the "Pilot House", a fascinating local and historic attraction. (A 1927 gale on Lake Superior caused the wreak of the Altodoc on the rugged coast of the Keweenaw Point. The pilothouse and a section of deck was cut off during salvage and towed to Copper Harbor. It later was turned into a gift shop and resort. Once written about in National Geographic, it was called the smallest hotel in the world. Upstairs a room was rented to two teachers as summer guests.) The Christensens liked it so much they decided to buy it in 1937. They became friends with Charlie Kauppi, who had the land right next door. The Christensen's spent all their summers after that, growing their resort business. They built 12 cabins to rent as well as expanding the gift shop. The then named Pilot House resort sat on the 4 lots of land along the shoreline. They invested in more land in Copper Harbor. They bought the Corrigan Estate, a block of land that now has the King Copper's "V Motel" (with 20 units as described above.) They also built a cute little white house which had four bedrooms plus an apartment on the side. After serving in the Army during World War II, Charlie's son Willard "Sully" Kauppi returned and married Gib's daughter, Shirley. While the Christensen's spent winters in FL, Sully and Shirley and the kids as they came along, took trips to visit in Florida. During those rides they talked about plans for developing a motel on the site of the ... Continued in Addendum
