Hi, I'm Josh Stein and I welcome you to my website. Please take your time and check out the many interesting features on this site. For the last two years in a row, I've closed more land deals than any other MLS agent in the Upper Peninsula! I currently cover Keweenaw, Houghton, Baraga, and Ontonagon counties. I obtained my Bachelor's Degree from Michigan Tech in Forestry, and currently own Northwoods Forest Management where I manage forests for private landowners.
With my combined knowledge of our natural resources, extensive sales training, and an aggressive work ethic, I have experienced great success in real estate and forestry. I absolutely treasure every minute I get to spend outdoors, and I think it shows when I am listing or selling property. Whether you are looking to buy or sell a home, waterfront, vacant land, or some fantastic upper peninsula hunting and fishing property, call me for a refreshing new experience in real estate.
My current sales total is: $14,838,745! If you have property to sell, I can get the job done.

March 10th, 2010. It is raining here, which is going to make for some very sloppy conditions. I'd like to say 'hello' to the many new visitors who have been coming over from the Earthcam website. I hope that you'll enjoy the daily updates here, as well as the webcam. Today I entered in a new listing in the city of Houghton that I'll feature here tomorrow. I also sent out a listing agreement for a really neat cabin on 19 acres just outside of Hancock. By the way, some of you have been asking me if all of the brown in the snow on the webcam is deer feed. It is not, it is actually just mud as they have packed the snow down and now it is melting away. The copper country ground is starting to get sloppy. Enjoy your day!
March 9th, 2010. Today I had a second showing on a house in Hancock, and we ended up writing an offer. We are still negotiating, so we'll see what happens. To get the first time buyer tax credit, you must have a house under contract by April 30th, and close on it by June 30th. We have a handful of people still trying to get in on this great program. Here is my new listing near Jacobsville. Nice buy on a nice parcel. Time for dinner. Have a good day.
March 8th, 2010. Temps in the 50's! It feels weird already hearing a robin singing. In the morning I snowshoed around a property with one of my clients, to help him figure out the property lines. The phones were pretty busy at the office today. It seems like as the temperatures heat up, so does real estate. I was very excited today when I got an e-mail from Earth Cam, informing me that their editors picked my Upper Peninsula Deer Cam as one of their 'top 10'. Thank you to any of you that have sent a link to it to friends, family, co-workers, etc. There is a new poll question for you to vote on. Take Care!
March 7th, 2010. The copper country was busy this weekend as everybody was curing their cabin fever. With temps in the mid 40's, everybody was out and about, walking, running, and just enjoying our beautiful peninsula. Melissa had her baby shower on Saturday, and everything went great. We received many gifts that will be very helpful when the baby is born. We are very grateful for everybody's generosity. Saturday night we went to the Michigan Tech girl's basketball game. It was the GLIAC conference finals game against Northern Michigan University. Tech won a very good game, so congrats to them on another great season. I have a new update on the Forestry Journal, so feel free to check out another video clip of the action.
March 5th, 2010. The spring-like conditions are still here. The weather forced the road commission to enforce the road restrictions until spring. This means that the loggers will not be able to truck anymore wood off of the job until they lift the restrictions in the spring. Today I entered in the new listing in Jacobsville. I'll post some details Sunday night. Tomorrow is Melissa's baby shower, which is going to be quite the event. The days are flying by.
March 4th, 2010. Today was pretty busy. I showed a few houses in the early afternoon. It went pretty well, one of the houses really stood out. We'll see what happens. After that I went down to Jacobsville to put up signs and take pics of a nice new listing. Then I drove over to Rabbit Bay to check on my timber harvest. Everything is moving along at a very good pace, but it would be nice if the temps would go back to freezing, otherwise the ground can end up getting too soft. I'm sure this heat wave won't last long. Before dark, I went and checked out a new potential timber sale on 40 acres outside of Houghton. That parcel really needs to be thinned, and has a lot of potential. I did take some videos today for the forestry journal, but I don't have time to put them on tonight. Look for them soon. Hopefully your Friday goes by quickly!
March 3rd, 2010. I put the new lens on the webcam this morning, you may have noticed that it is zoomed in slightly closer than before. In the afternoon, I officially got the deal together on a property near Hancock that I listed two days ago. Congrats to Walt. Tomorrow I'm heading to Jacobsville to take pics and put up signs on a new listing. It was another beautiful sunny day. I'm loving it. See ya!
March 2nd, 2010. We have been very lucky to have so many mild days this winter. It got close to 40 degrees, which feels pretty good compared to what it should be. I'm pretty pleased with the amount of inquiries I'm getting from buyers as of late. If you have property to sell, I would try to get it on the market soon, as spring will be here before you know it. People that I talk to typically assume that real estate stops in the winter up here. This is not true. I've closed over $750,000 in volume since this January. Summer is probably our busiest time of year, but plenty of deals are done in the winter months. Have a good day!
March 1st, 2010. March is here! I sent out a purchase agreement on one of my new listings today, which is a great way to start the month. Thank you very much to those of you that e-mailed me pics for 'pic of the day'. We've got a nice variety coming up this week. Keep them coming. Also a big thank you to those of you that have donated money towards the deer feed. It really helps a lot, and it is much appreciated. I've been able to purchase 100 lbs of feed with it so far, which will keep the deer happy for several days. There is a new poll question for you to vote on. Take Care!
